Nine shells. Every one of them has been built.

Three tiny homes, three multi-container houses and three off-grid units. Each entry carries the real footprint, the real shell, the real build window and the price the unit starts at.

Tiny Homes
One or two containers, built for people who want a mortgage-free footprint and a short build window.
Luxury Units
Multi-container assemblies with cantilevers, double-height volumes and full architectural finishes.
Off-Grid
Self-sufficient units engineered for sites with no utility connection, no road base and no compromise.

Tiny Homes01

Datum 20

The smallest thing we will put our plate on.

A single 20 ft high-cube stripped to the frame, re-insulated with closed-cell foam and finished in birch ply. One room that reads as three because the ceiling never drops and the glazing runs corner to corner.

Footprint
160 sq ft
Sleeps
2 adults
Shell
1 x 20 ft high-cube
Build time
9 weeks
  • Full-height corner glazing on the south elevation
  • Birch ply interior with exposed corrugated steel spine
  • Murphy bed over integrated storage stair
Tiny Homes02

Shelf 40

A long room with a good view at each end.

One 40 ft high-cube read as a single corridor of light. Kitchen and bath sit in a service band at the centre so both ends stay open, and a 9 ft ceiling keeps the volume from feeling like a hallway.

Footprint
320 sq ft
Sleeps
2 adults, 1 child
Shell
1 x 40 ft high-cube
Build time
11 weeks
  • Central service core keeps both ends clear
  • Sliding steel partition for the sleeping end
  • Eight-foot glazed wall onto a folding deck
Tiny Homes03

Notch 20+

A cut in the box that gives you outside.

A 20 ft unit with a notched corner that pulls a covered deck inside the container envelope. You lose 30 square feet of floor and gain a room you use nine months of the year.

Footprint
130 sq ft plus 30 sq ft deck
Sleeps
2 adults
Shell
1 x 20 ft high-cube
Build time
10 weeks
  • Notched corner deck under the original roof line
  • Steel shutter closes the notch for transport
  • Wood-burning stove flued through the container roof
Luxury Units04

Meridian 80

Two boxes, one uninterrupted living floor.

Two 40 ft high-cubes welded side by side with the shared long wall removed and replaced by a moment frame. The result is a 16 ft wide open plan with no column in the middle of the room.

Footprint
640 sq ft
Sleeps
4 adults
Shell
2 x 40 ft high-cube
Build time
16 weeks
  • Structural moment frame removes the centre column
  • Poured terrazzo floor over a steel deck
  • Full-width glazed gable with motorised shading
Luxury Units05

Cantilever 120

The upper box hangs eleven feet past the lower one.

Three containers in an L, with the upper 40 ft cantilevered 11 ft over the entry to make a covered arrival and a first-floor terrace. The overhang is the shading strategy, not a styling exercise.

Footprint
960 sq ft
Sleeps
4 to 6 adults
Shell
3 x 40 ft high-cube
Build time
20 weeks
  • Eleven-foot structural cantilever over the entry court
  • Double-height stair void with a steel-mesh balustrade
  • Roof terrace with a standing-seam parapet
Luxury Units06

Courtyard 100

Three containers around a room with no roof.

An L of three containers wrapping a paved courtyard on two sides. Every habitable room opens onto it, so the plan gets cross-ventilation and daylight from two directions without overlooking a neighbour.

Footprint
800 sq ft plus 240 sq ft courtyard
Sleeps
4 adults
Shell
3 x 40 ft standard
Build time
18 weeks
  • Paved courtyard with a fixed pergola of container flooring
  • Sliding glazed walls on two courtyard elevations
  • Guest container separable for rental or studio use
Off-Grid07

Ridgeline 40

Sized around a battery, not a grid connection.

A 40 ft high-cube with a 6.4 kW array on a purpose-built frame, a 20 kWh battery in a conditioned bay and a plant room sized so you can service it standing up. Engineered for exposed ridge sites.

Footprint
320 sq ft
Sleeps
2 adults
Shell
1 x 40 ft high-cube
Build time
14 weeks
  • 6.4 kW array on a wind-rated ballasted frame
  • 20 kWh lithium bank in a conditioned service bay
  • Rainwater harvesting with 1,500 gallon buried cistern
Off-Grid08

Basecamp 20

It arrives on a tilt-bed and leaves the same way.

A 20 ft unit built to be craned onto a prepared pad and taken away again when the lease ends. Everything is bolted, nothing is poured, and the whole thing runs on a 4 kW array and a composting head.

Footprint
160 sq ft
Sleeps
2 adults
Shell
1 x 20 ft high-cube
Build time
10 weeks
  • Bolted screw-pile foundation, no concrete on site
  • 4 kW array and 10 kWh bank sized for four dark days
  • Composting toilet and greywater reed bed
Off-Grid09

Longwater 60

For a site the utility company will not quote on.

Two containers set apart and bridged by a glazed link, splitting living from sleeping. The link roof is the primary rainwater catchment, feeding a filtered potable system rated for year-round occupancy.

Footprint
480 sq ft
Sleeps
4 adults
Shell
2 x 30 ft high-cube
Build time
17 weeks
  • Glazed link doubles as the rainwater catchment roof
  • Four-stage filtration to potable standard
  • Wood gasification backup for winter heat and hot water

How to read these specifications

Footprint is internal, not external

Every square footage below is the floor you can stand on after insulation and lining, not the container’s outside dimension.

The shell is the starting point

Openings, partitions, service runs and finishes all move during design. The model name describes where we begin, not where you end.

Prices are the unit, ex site works

Foundations, access, drainage and the utility connection are quoted separately against your actual plot, because that is the part that genuinely varies.

Closest is close enough

Take the nearest shell into the configurator and change it

None of these will be exactly right, and none of them are meant to be. Pick the closest one, move the openings and the partitions, then send us the layout and we will price it properly.
